The Fiji Islands are self-governing and approximately 9% of the land is fee simple or freehold (available for purchase). In recent years, several old Plantations have been subdivided offering beautiful pieces of property at reasonable prices. In most instances, the acreage is in rural areas, predominately in areas of lush foliage, palm trees and low lying rolling hills. Of course, there are pieces (mostly large) of ocean/beach front property that are available for substantially more money.

The most important thing to remember as you look at property in Fiji is to work with reputable sources, consult with local (fijian) barristers (attorneys) to verify the legal titles on your prospective purchase and visit the property before you purchase.


Under no circumstance should you give any more than a reasonable deposit until ALL the paperwork goes thru the attorneys and you are approved to buy land by the Fiji Government. Do no attempt to save money by not hiring an attorney. There are some situations that have more to them than meet the eye. Believe me, I know. We lived thru one of those experiences before finding the property that we currently own and love. Prices: 1-5 acres from approximately $20,000USD - $95,000 USD plus 10% Fijian Value Added tax. The GOOD news is that there is no property tax!!!

When looking at property in Fiji, please keep in mind that "remote" is a good word to remember. Most properties are far away from modern conveniences. There are a few that are close to services and amenities. Most property that is for sale is "land" not houses. Land with a house can be very expensive. We suggest looking into a "kit" home to send to Fiji to be built. Materials are a challenge to obtain., I am not telling you this to try to turn you away.

You should know as much about the area as possible. Our piece of property is near Savu Savu on the second largest island of Vanua Levu. Vanua Levu is predominately agricultural. Savu Savu is the second largest town and looks something like a tropical frontier town! We are 15 minutes drive from Savu Savu, have 5 acres on a hillside with a beautiful ocean view. We chose the property for its location and other features. In addition, there are several other owners in the subdivision from the US, Canada, Germany, Australia and New Zealand. We like the ex-patriate atmosphere that is being created.

The process involved to purchase land in Fiji is relatively simple but slow. You will be required to fill out forms, submit a police verification that you have no criminal record, a various other tasks. It usually takes from 3 - 6 months to have a sale finalized.

Furthermore, an ingenious system of easily deployed netting will prevent any sizeable debris from reaching the windowpanes that are set at various angles to deflect any substantial wind loads.
